Vancouver real estate buying and selling is an important emotional financial decision. They want to get the best deal from the transaction, someone who is on their side, trustworthy and experienced. Social media is a great tool to open that conversation and develop relationships if done correctly.
DO
Be the expert – Educate yourself with the good and bad aspects of the area in which you represent. Just having the basic demographic statistical data on your website doesn’t give much value to a buyer. Fill them in on where the best drycleaners are or what park isn’t dog friendly. Being honest and forthcoming with your arsenal of information and options would make a buyer more apt to ask for your advice.
Be yourself – Everyone has a personality, make yours stand out to buyers and sellers. Whether it’s a tweet message on Twitter or your blog, show your personality through your messages. It gives your potential customers a sense of who you in print, even before you make the connection.
Learn from your social media sites – Engage your fans, followers and readers. Learn what they are looking for in an agent.
Timeliness – In an age where everyone is glued to their mobile devices or computer screens, it is important to respond to questions day or night. Keep up with chat sessions from your website, email information requests and twitter replies.
Respond to the negative or positive comments – Respond promptly and professionally to comments to engage readers on your social media sites. Listen and pay attention to what people are saying about you and your brand.
DON’T
Spam your home listings – Don’t make your listings your primary topic as readers won’t find any value in following you. Post about common questions buyers or sellers ask you, current events that are relevant to the area you specialize in or mix in some casual topics about yourself. Mix personal and business will keep people coming back.
Forget Video – An important element in home marketing as it can give a personal feel to either the house you are listing or an emotional connection with buyers. YouTube videos are also great to link back to your website and aids in search engine optimization rankings.
