In 2009, the National Association of Realtors found that 87% of all homebuyers started their search online.  With more and more people going online, it’s now even more important to have an established online presence.  Not only is online marketing essential to grow your business and increase your revenue, the growth of internet advertising is outpacing traditional advertising as more and more companies realize its value.

Any realtor knows that selling real estate is intensely competitive and it’s going to become more so in the future.  Consumers have more information at their fingertips, they demand more services, they have more agents to choose from and now they also have the freedom to buy directly from a seller. How can the local agent compete in this changing environment?

You need to first ask yourself, what type of buyer or seller are you actually targeting?  Is it the Traditional Buyer or the Internet Buyer?

According to a survey from the California Association of Realtors, out of 1,600 people surveyed, half of them were internet buyers who said that the web played an important role in their home buying process.  The remaining half said that the web was not a big factor in their home buying process.

Internet buyers already know what they want.  They have spent numerous weeks doing their research online before even speaking to an agent.  In turn, a traditional buyer spends less than two weeks researching homes before contacting an agent.   A buyer who is more educated would be a lot easier to work with and in turn leaves you more time to search for their perfect home.

You Reap what You Sow.

 If your website isn’t producing for you, it’s time to revisit your website.  It may be time for a complete overhaul or a website analysis.  If your target is for Traditional buyers, you might want to readjust your marketing budget.

Experts say that incorporating internet marketing and search engine optimization (SEO) is crucial if a realtor wants to reach a larger audience.  Companies from different industries are finding that simply tweeking some of the sites existing content can make all the difference in the world when it comes to visibility. Since most consumers never look past page two in their web searches, achieving first page results in your particular niche is crucial.

Real estate will always be built on relationships and referrals.  But a well rounded real estate professional will also have something to differentiate themselves from their competition.
